Residential Property and Conveyancing

Buying and Selling - we understand that buying or selling a house can be stressful, which is why we provide competitive fixed prices, use the latest case management software and provide you with regular updates to ensure the sale or purchase of your home proceeds as smoothly as possible.

Property Lettings - We can help landlords in granting tenancy agreements, rent reviews, licences and guarantees and can also advise tenants on their legal rights.

Re-mortgaging - we are experienced in helping homeowners deal with the legal issues involved in changing from one mortgage lender to another with the minimum of fuss.

Joint Ownership/Transfer of Ownership (also known as Transfer of Equity) - we can advise you if you need to add or remove a name from the Title of a property, for example in the case of a marriage or separation or if you need to release equity from your property.

Freehold Purchases (Enfranchisement) and Lease Extensions - we can act for qualifying long leaseholders to buy the freehold interest in their homes and also for leaseholders who want to extend the term of their long lease.

Auction sales and purchases

Sellers:

We have the expertise to prepare a comprehensive legal pack in advance of the auction and appreciate the tight timescales and the need to answer enquiries from interested parties as quickly as possible prior to the auction day. We can also be on hand in the auction room if required to provide any answers to legal questions that arise on the day, giving you the best opportunity to sell your property.

Buyers:

We can act quickly to review the auction legal pack and report to you on the contents in advance of the auction so that you are as fully informed as possible before you attend on the day. We provide this service for a fixed fee. IF you are successful at auction we will handle the completion matters with the seller’s solicitors. However, MAKE SURE YOU HAVE FUNDS IN PLACE TO COMPLETE as once the hammer comes down, you have entered into a contract to purchase the property on the completion date (which is usually 28 days after the auction). We can introduce you to our connections in the banking and short term lending industries if required.
